The conveyancing process when buying a commercial property contains a number of steps which we will handle:

· We will need to raise enquires about the property and conduct searches to ensure that there are no problems with the legal title to the property, and business where applicable.

· We will review the documents the seller has provided to ensure that you obtain clear legal ownership of the property

· We will review the contract that the seller's solicitors have prepared to ensure that it is fair

· We will report to you and your lender on any matters you should be aware of.

· We will exchange contracts as per your instructions so that the seller is contractually bound to sell the property to you at the asking price on the completion date. You will need to pay a deposit for the property at this stage. Once we know the completion date we can request any mortgage money from your lender.

· On completion we will send the purchase monies to the seller, and once completion is confirmed you can then collect the keys from either the seller or the estate agent.

· We will then ensure that you are registered as the property owner.
